2. Develop a building design that reduces the Common areas as much as possible - which Maximizes the Rentable Area thus optimizing the gross income. For our Office Interiors Clients we look to achieve a floor plan that creates highly efficient work areas and support spaces allowing a rentable area of 10% to 15% less than anticipated, producing significant annual savings on rental expense.

Residential
Often the thought today is "Bigger must be Better". Not true with Owners desiring to keep energy and maintenance costs within reason. Proper placement of the home on the site can take advantage of passive solar heating & cooling offering long term energy savings. Smaller rooms that connect with each other and visually or actually to the exterior give a sense of bigger spaces without as much area. This also contributes to lower initial construction costs.
Banking
We work to create a warm and welcoming environment for the customers while being sure that the necessary visual sightlines are maintained for proper security. In the case of the Naugatuck Savings Bank project - which was an adaptive reuse project of an existing building - HSA found a solution that took advantage of hidden volumes and connected second floor functions with the main banking space while producing a dramatic entrance lobby.
